Every rate below comes from the estate's current rate sheet — nightly, in US dollars, plus 21% tax. Your dates and villa mix are confirmed in writing with your itinerary.

Need to know before you book
- Tax
- 21% is added to every nightly rate.
- Minimum stay
- 3 nights in low season · 5 in high season · 7 for holiday and spring-break weeks.
- To reserve
- 50% deposit on confirmation (75% for holiday and Christmas / New Year weeks); the balance is due 60 days before arrival.
- Security deposit
- $500 per villa / $100 per suite, refundable — cash only, collected on arrival.
- Cancellation
- Standard bookings are non-refundable, with a 2-year rebooking window (less a 10% fee). Whole-estate buyouts are 80% refundable up to 120 days before arrival.
- Extra guests
- $35 + tax per night, up to 2 extra guests per villa.
Minimum stays & deposits
- 3 nights minimum in low season
- 5 nights minimum in high season
- 7 nights minimum for holiday weeks and spring-break weeks
- A refundable security deposit of $500 USD per villa / $100 USD per suite (cash only) is due upon arrival.
- Extra guest: $35 + tax per night per extra guest (maximum of 2 extra guests).
Payment
- High and low season: 50% deposit upon confirmation, 50% balance due 60 days prior to arrival.
- Holiday and Christmas/New Year weeks: 75% deposit upon confirmation, 25% balance due 60 days prior to arrival.
Cancellation
- Standard: no refunds, with a 2-year rebooking window. Holiday weeks are not accepted for reschedule. Payments made toward a cancelled reservation are applied to the new booking, less a 10% rebooking fee based on the current rate of the rescheduled villa.
- Buyout or licensed-agent booking: 80% refund if cancelled 120 days in advance; no refund at 119 days or less; no refund for holiday weeks.
